GENERAL QUESTIONS

Tenants

  • Do you accept co-signers?

    We do not accept co-signers.

  • What are the rental requirements?

    Our Rental Requirements:

    • All adults must have 2 years of verifiable rental history.
    • All adults must have at least a 580 credit score. Credit scores between 580-600 will require an additional $500 security deposit.
    • Household income of at least 2 times the monthly rent is required.

  • Is there an application fee?

    Yes, the application fee = $60/adult applicant. Application fees are non-refundable.

  • Can I pay rent with a physical check?

    While digital payments are preferred, physical rent payments can be brought to 2732 American Ave, Medford, OR 97504. A dropbox is available after hours.

  • Can I pay rent with a credit card?

    Yes, additional fees apply.

  • Do you sell real estate too?

    Reach out to our sister company, The Rutledge Property Group 

  • When do you show properties?

    We show properties during normal business hours.

  • How often do you check units?

    We do annual walkthroughs and 6 month driveby inspections (can do additional walkthroughs based on driveby)

  • What does it cost for you to manage my property?

    Our management fee is between 8%-10%. We also charge a $350 setup fee per unit.

  • Do you markup repairs?

    No vendor fee markups.

  • What areas do you service?

    We currently service Jackson County.
